Hi guys, Iβm michael alan with TravelCostaRicaNow.com, and Dan and I are both wearing white shirts. I’m not sure that’s fine. lol Hey guys, this is Dan. We’re gonna be talking a lot about real estate – buying real estate, building here, and all kinds of videos. I made a video a couple of weeks ago concerning rental properties for people who wanted to come down and were thinking about living in Costa Rica. This is the time. I mean, there are so many vacancies here, all over everywhere, right? But let’s talk about why this would be a good time, maybe purchasing real estate. We’re not trying to talk you into buying anything; we’re just saying if you’ve already thought about that and you’ve already considered Costa Rica, you might want to move your timetable up a little bit because this would be the time for bargains. What do you think?
Well, let’s just say that everybody’s going to make their own decisions, and prices are going down on everything, everywhere. But in this particular country, we’ve started to see some really interesting properties come up. I make decisions based on the fact like, would I want to buy that property for that price? There’s a couple properties for example. There is one property close to the north; it’s got a view of another volcano which is actually erupting right now. It has a hot spring on it, 20 acres, and it’s only 400 grand. It’s in that area, it’s almost completely undeveloped except for one resort. There’s only one hot springs resort in that whole area, so you basically become like a pioneering property, and a property like that in La Fortuna would cost in the millions, whereas costing them, hundreds of thousands. So it’s very inexpensive for something that you pretty much could write your own ticket for the property.
So, things like that. So, you’re still going to need a real estate agent or somebody who knows about land to help you, because there are a lot of land deals right now, specifically other properties. You’ll see “for sale” signs if you drive around a particular area. That’s easy. Obviously, they’ve got to have their location down, because that’s a big thing for Costa Rica. Most people say, “I want to move to Costa Rica,” and I always tell people, “Where?” Because, on one end, you move to San Jose, and that’s the big city. But, if they asked me where they should move. Well, If you didn’t know, I would ask you, “Well, where do I think you should go?” Because most people want to go to the big city, but the big city here is just okay. It has a lot of smog and lots of traffic. There are nice parts, but it’s kind of dirty and it’s expensive in most cases. Like, if you go to the city, like Escazu or Santa Ana, that’s a different situation. It’s almost the same price as it is in California or something, right? But, if you go out into the countryside, a lot of people want to go to the beach, which is very nice, but then you get bored, because these beach towns are really only set up for tourism. So for me, it’s like finding a place that’s somewhere between a place a little bit rural and someplace, like a little city. That way, you’ll have access to all of it. To me, that seems a little bit better. So, they should have some sort of location that they’re considering or a couple, because there are a lot of different options. There are a million different areas in Costa Rica. There are a lot of considerations, and they’re very different, like in terms of climate and culture.
The Caribbean side, absolutely. So, that would probably be the best thing to see if somebody’s interested in the property, or the first thing you do is, rent a car for a month and just drive around and find someplace you like. This is going to be such a buyer’s market. It’s going to be a huge buyer’s market, right? And I really think if people were already considering, already thinking about moving prior to this whole pandemic thing, then they really should look at their schedules and see if they can’t, maybe it could be a chance to scoop up some gems for sure. What would you think?
Obviously, you can’t really say, but I would think there would be just considerable savings. I’ve seen properties like operating businesses; dairy farms, hotels and things like that. I’ve been seeing that they’re trying to sell them very inexpensively, and obviously, these places are going to reopen, but you know, at this particular point, there are some where people are needing to get out at this point because they’re stuck under their loans.
Even the rental properties around where I live, it is as if every other house is for rent, you know, or empty. I saw a six-bedroom house with a pool thirty dollars a night, and it used to be 250 dollars a night for that place. Thirty dollars a night, so you could probably rent that place for a month for 800 to make you happy with it right now. Anything else?
No, I think that most people who would be interested in scooping up a deal right now, because they need cash. Most people are not going to finance because the only reason why they’re putting it on the market is because they need the cash, or because they need to raise the cash. You might be able to get financing, but you’re going to have to come up with 50,000 or something like that, so you’re talking kind of serious inquiries. People kind of understand that right now is the moment. Maybe it will go on a little bit longer, but right now is a very good time for picking up real estate for sure.”
So guys, I would just recommend, if you’re already thinking about Costa Rica, maybe move up your timeline a little bit. We didn’t mention it, but if people need to open a business here or whatever, you can help. You manage construction sites and other projects, right? Is that true?
Right. I try not to do that whenever possible, but I can. I should have mentioned that. The point is, that’s how I can tell people what’s good and what’s not, is because I do construction for people. But, it’s not easier, especially with the climate. So I try to recommend people out of that. On the other hand, sometimes it’s necessary.
I gotta say, it is nice to have a Gringo in the, you know, between the wheat in the shaft. You actually walk into a house and the switch is right here where it’s supposed to be. You don’t go looking around here in the dark looking for light switches and things like that.
